Dustin Sanders was our buyer's agent for a 1951 home with a detached ADU in Pensacola, and I can't recommend him highly enough — especially if you're buying from out of state.I was relocating and doing much of this remotely, which means you're relying on your agent to be your eyes on the ground. Dustin was exactly that. He knows the older housing stock here, he lives in the neighborhood himself, and he owns rental property, so he understood immediately what I was trying to do: find a primary home that could also carry a long-term rental. That perspective changed the conversation from "here are some listings" to "here's what will actually work for your plan."He was patient through a lot of questions about zoning, permitted uses, and what could and couldn't be done to the property, and he pointed me to the right people at the city rather than guessing. He lined up solid local inspectors, kept the inspection and title process moving, and was responsive every time I needed something — which, across three time zones, was often.No pressure at any point. He gave me straight answers, including when the answer wasn't what I wanted to hear. We closed on schedule and I'm thrilled with the house. If you're buying in Pensacola, particularly an older or historic home, call Dustin.
